@Nick Dunin do you mind sharing how you found these banks. I'm in the same boat. All the banks I talked to dont finance distressed properties. Hardmoney lenders are my only options at this moment.

Is it just me or why is BiggerPockets App always crashing? I'm using android version of the the app and it is always crashing every time I open the app. Sometimes I open and it shows a blank screen. I believe I have the latest version (5.2.6). Can anyone here relate to the problem I am having?

I just came across this video (See link below). Looks like a landlord confronted his tenant over unpaid rent. Landlord tried to force himself into the house but the tenant resisted and shoved him away. He felled and hit his head on the floor. He wont be able to collect the $200 now that he is dead plus i dont think the tenant will be able to pay remaining balance from prison. This is a lose lose situation! Please follow your state guidelines when dealing with a difficult tenant. No self help please.

What makes you think people have to go into debt to attend college?

Regarding your comment about about "Colleges teach ZERO of use in the real world", I'm guessing your lawyer, doctor, accountant, architect, structural engineer, teachers who teach your children, etc wasted their time and money in college. They could have self studied and learned everything online.

Also, the people who created this technology platform you are using to spread your word of wisdom could have done it without college degree.

I have to be a little blunt. You started college and quit half way.... You decided been a Chef is the way but also quit... How are you so sure Real Estate is your golden ticket? My opinion: go get a college degree in a STEM field, get a well paying job, save a lot a money, then you can really explore your passion.
