We consider 35%-40% cash on cash an acceptable return for 6-9 months work.  Our last two projects were in the mid 70% cash on cash range which we consider an outstanding return.  Single family properties in our area sell from $900K on up and we tend to look for fixers in the lower range of our market ($900K-$1.5 million).
