@Kenneth Freire I have both STR and a long term. For the STR Summer months we gross 5k a month but the winter we are lucky to cover all our expenses. Over all yes the STR is more profitable but it is not what I call passive income. There is alot more work that goes into it. We are looking to add more long term rentals to our portfolio for a more passive income. I guess it would depend on how much time you want to put into the property.

@Robert Campbell we looked into "Condotels" while looking for a short term rental. We found that they were getting close to 25% on property managment and made it hard for you to self manage your own unit on AIRBNB. Also the terms on financing was not good. I have heard in our area a few Condotels actually qualify for VA loans and not conventional loans. We settled for a condo unit that qualified as a 2nd home loan with good terms and we self manage on AIRBNB.

@Tyler Murphy I live in your local area. There is a few groups you may want to join. Matt Gardner hosts a meet up at Props in Niceville once a month as just a casual investor meet up and the Professional investors guild meets once a month at the conference center on Okaloosa island with a very large network of investors across the panhandle. Has anyone tryed painting ceramic tile with products like Rustoleum floor coating? Is it durable and scratch resistant for rentals?

@Haydn Zeis I do currently have 401k (TSP) from my employer. I do not own any realestate at this point but am looking at purchasing 1st property in the next couple month with funds already saved My thought was to save in self directed IRA untill I had enough money to buy. Given the restrictions it does not sound like I could benefit from cash flow untill retirement. Does not sound like this is the right choice early in my investing career.
