I am not in that area, but I would highly recommend speaking with an insurance broker!  They can shop around and find you the best rates and coverages from all the major and smaller insurance companies.  Saving you that step, and you could get cheaper and better coverage.  The insurance company pays them their commission typically, not you.

 thank you!

@Lance Mundo  Right now in Florida there are a large number of carriers that have a "moratorium" on new policies.  This year there have been 17 carriers leave the state, and there is no gauge yet as to what is going to happen since IAN hit.  Carriers are definitely non renewing, and there are some that I have heard and seen that have been canceled mid-term.

Having a good agent in Florida is extremely important now more than ever for those of us that are investing and or living in Florida.  If you need a referral send me a message and I can get that for you.

I need a referral man if you dont mind?

For those STR experts here that has owned STR since 2020,2021, and 2022. How would you compare the past few years to this year 2022 knowing that the market is shifting. Is there any changes on revenue/bookings/occupancy rate?

Just make sure who ever you go with can actually honor it. Many times lenders will tell you what you want to hear till the last day

yup. I have experienced this from my last transaction. It was bad.

Any recommendation of a lender that takes 15% DP and 85% LTV with DSCR loan product???

Yep! We have a few programs that allow for 15% down. Rates are higher than 80% LTV though!!

A couple programs require RE investing experience but one in particular does not. Happy to provide more info if it's helpful!

 I shoot you an email.

Thank you in advance!
