I would like to get advise on if any disadvantages or things to beware of if I am buying property where 1 bedroom and bathroom is created separately on lot with separate entrance ‘without permit’ . So any problems Legally as well as otherwise if I live in house and rent out the separate living area then any bad experiences in that situation ?

Hi fellow investor pros, I am getting 5.125% interest rate for my first investment of about 300k loan from conventional bank which is quite high for me to get positive cash flow. Is there any advise of how to get lower interest rate ?
