California Need advice for property without permit

I would like to get advise on if any disadvantages or things to beware of if I am buying property where 1 bedroom and bathroom is created separately on lot with separate entrance ‘without permit’ . So any problems Legally as well as otherwise if I live in house and rent out the separate living area then any bad experiences in that situation ?
