@Robert Richardson with rent control a strong possibility and being forced into section 8 leases also on the horizon I see no reason to further invest in Illinois.

@Joshua D. I’m 23 years in to my life sentence. The most important thing I have learned in those years is very simple. Happy wife, happy life. If she says you are wrong then you are wrong, even when you are right. Start contributing from the company or get a W-2 job. Either way it’s going to be easier then splitting the company in half.

I have 5 mortgages in an LLC in which I am the personal guarantor. None of these accounts show on my personal credit. They have had zero effect on my personal credit score.

I have 7 SFH all on slabs. I will not buy any properties in central Illinois with basements. Too many in this area have water problems. We all know water equals mold and foundation issues. I believe my properties bring equivalent rents as those with basements because I provide well maintained homes for my tenants.

If your contract is contingent on financing how can the seller keep your earnest money? I went through this very scenario with Wells Fargo. Now I have a good local community bank that I deal with.

My realtor discounts the commission to the seller if I buy one of his listings. I have no problem with dual agency. The only thing I do differently is my first offer is also "best and final".

Hydrostatic pressure. Really bad in central Illinois. Not many dry basements around my area right now. Not sure about just using a sealant. Typically a dewatering system will be installed from what I've seen.
