Thanks Bill, I try to be up in joplin atleast once a month to visit my girlfriends grandparents. It doesn't work out everymonth between us having jobs and them being retired, but next time i go up there i will definatly send you a msg.

I have read different oppinions on this subject.
Here are a few, Saturday night so that it is seen by Church goers on Sunday and your calls begin on Monday.
Friday night so that shoppers see them on Saturday morning and you might get a call before lunch Saturday.
Sunday night so that people see it on their way to work Monday morning

My concern is that with weekday placement your calls will be in the evening or on people's lunch break unless it is targeted at wholesalers and other investors.
I have also read that your sign depending on where placed might last a few days so you have to take that into account.

I am going to try the Saturday Night theory this weekend. This is again, what i have read from others as i am starting my sign campaign tonite.

Hi all,
Let me start by saying I have been an avid reader of this site for over 6 months. Have I completed a deal in those 6 months? No. Have I learned a lot in those 6 months? You better believe it. I read ALOT of real estate books and sites. I am getting over my analysis paralysis and hope to be completing my first deal with in the next month if all things go as planned. My main focus will be properties that I can acquire with little or no money down (none of my own money at least).
I have been following some individuals on their blogs on here and also on their personal blogs at other sites. Some of them have truly been the real kick in the butt that I have needed. The other thing is I am truly tired of chasing the dollar at my J.O.B. I want the financial freedom that many of you talk about or enjoy.

Typicaly how much do you treat your investing like a business? Are you working 10-12 hour days puting in over 40 hours aweek like a full time job OR are you putting in a few hours a day workning less then 20 hours aweek. Did you start out working so many or few?

Nick and Will what do you consider the amount of work a person must put into investigating a property before the get a wholesaling fee rather then a bird dogging fee. My understanding is that there can be a big difference. Correct me if i am wrong but a bird dog may collect only a few hundred dollars where as a wholesaler can collect several thousand a deal. Also is it a requirement for a wholesaler to tie up the deal and then assign it to the investor?

Rich, Have you decided to do transactional lending or even HML? If so do you lend to states other than just FL?
