Thank you for all that information! I have been looking through alot of areas spanning from fort Lauderdale through west palm, from the beach to the Everglades lol. I know I would prefer to not have an HOA. I'm brand new at this so I really appreciate your response.

@Andreas Schneider Thank You! I see that you are also in Boca. What are you finding are the better properties for rentals, Condo, Townhome, or SFH? I feel like a SFH will not rent as quickly as the other two.

Hello Everyone!! Been on the forums for a month now mostly just for research but I've finally decided to introduce myself.  My name is Jamie, I live in Boca Raton, FL.  I am brand new to the investment game and I can't wait to get started! I have a goal of not having to work my day job (UPS driver in south Florida is treacherous).  I'm 32 years old, about 2 months from being totally debt free and I figure now is the best time for me to get educated and start my journey!

Hello Florida BP fam! I'm brand new to investing. I have been doing all kinds of research/reading and I decided I really want to get into Rental Investing. I currently live in the Boca Raton/ Delray Beach area but I am willing to invest anywhere. I cannot decide if I want to do a condo, townhouse or SFH. The numbers I've calculated work much better with detached SFHs mostly cause there is no HOA or a lower HOA. My question to you all is...do you find SFHs sit vacant longer then a condo/townhouse would? I know in my area condos and townhomes fly off the market, but I am having trouble finding if SFH do. Any response is greatly appreciated!
