@Melissa Wesling, I too am new to the site, but have spent some time in the marketplace and havent seen much in the way of property managers. I wouldn't pay if I were in your shoes. You can network with everyone for free and produce the same results.

@Matt M. That is interesting about your listings since my findings show mostly year old listings. I am actually actively looking into the Denver market as I have a contractor in place there. If you come across any 3+/2+ I would love to take a look! If you need a contractor I would be happy to share his info!

Hello all!

     So this evening I decided to check out the BP marketplace to see if any new deals could be found.  What I came across is that roughly 60% of the listings are foreclosure.com listings, 39.99% were listed over a year ago, and .01% were active member listings.  I figured this could be because I'm in the south Florida market. So I expanded my search, treasure coast same thing. SW Florida, same thing. Central Florida, same.  At this point I left Florida and decided "Hey BP is headquartered in Denver, I'll check there".  Well much to my surprise I found it to be about the same as well.  This peaked my curiosity and I now would love to know other market findings.  Anybody out there finding strong posts to marketplace in their area?  Just to be clear I am not looking for the deal in your market, I am (for some strange reason) really curious about this.

if its cash flowing month over month and you have solid tenants I dont see the reason for wanting to dump it. If you sell keep in mind you will only have 45 days to close on the next property to avoid the capital gains tax. I personally would keep it, do a little cosmetic rehab and rent at higher price if the market allows. I am a rookie but I hope that helps!

@Jose Corbera I know this is an old thread but I am currently also looking into the PSL market. Curious to know if you ever found a contractor.

@Jamie Oliver Congrats! Did everything go through? I know this thread is 2 months old but I have so many questions! I'm just gonna fire them off, where did you get this lender? What kind of loan? Would you mind giving us the specs of the deal? Is the down payment assistance solely for owner occupants? Where are you at in the process now? I know that was a lot but I am also a fan of the rookie show, and it got me more inspired to take action then the other podcasts. I have 4 viewings scheduled this weekend to try and put an offer on. I'm super excited but super nervous at the same time. Would you mind sharing your experience? Starting from getting your offer accepted all the way through to closing? A couple of the properties I am looking into would be BRRRR's so this thread really caught my eye! Thank you

@Ruben Correa I saw earlier in the thread you have a St. Cloud Rental.  How are your vacancy rates in the area?
