i have a rental home, needs painting inside and out. very basic starter home. located in peoria, az.

what is the best paint type to use?  eggshell? satin? other?

what is the typical cost per sq ft to paint including labor and materials in phoenix?---for example, is the price based on sq footage of the home so that a 1500 square foot home at $1 per sq foot to paint would cost $1500? or is it based on the square footage of the walls and not the home?  

open to recommendations from other investors who have prior experience using a painter in phoenix, az area that they had good experience with....

I'm I'm looking for a good real estate attorney in Arizona. I need to set up some llc  and deed rental property into them.

On a separate issue, I have already established some llc's and all that needs to be done is to deed a rental home into each LLC. This can be one attorney doing both or can be two separate people, one for the set-up of an LLC and one for deeding property into LLC.

Thank you for the recent posts.  Great info.  I am learning so much.  I was worried most about a tenant actually doing something violent to a mobile home park owner....a down on his luck tenant, maybe lost job, going thru divorce assaulting a "rich" landlord.  Wondering if anyone had that happen or heard of it.  Thank you

Happy Thanksgiving!  Thank you for the helpful info.  my initial views on Mobile home Park investing war more realistic, along the lines of what you all have posted. Recently, have had a couple friends involved in commercial real estate and residential rentals that told me not to go into mobile home parks for safety reasons.  Any one hear of any incidents between landlord and tenant?

I am interested in mobile home parks. Have not bought any yet. I am curious, have you had any concerns with your personal safety buying mobile home parks? Second question was about liability. Have you had concerns or issues with liability owning mobile home parks? Would be especially interested if any of you are attorneys, physicians, business owners, and others whom tenants might Target as that "Rich landlord" and either try to sue or even do personal violence or make threats against. I am needing a good real estate attorney in Arizona. Needing to deed my properties into multiple LLC's. Also have a wage granishment of evicted tenant needing to be done. And third, for evictions in the future. feel free to recommend different attorneys who specialize in these things if needed. do not have to recommend just one attorney.
