Good morning,

I have a question that I'm sure many of us have asked before. I have not had much interest on a rental property, and this being october, not the best month to have a vacancy. I have someone who applied to rent, going through a divorce, very upfront, says he has bad credit because of the divorce, needs a place to stay for his two kids and two dogs. Currently living in a hotel. He said he had previously applied to another home and put down a deposit, but now prefers mine and is willing to lose $500 deposit for the other rental home.  He does not make three times the gross rent in gross income.  

since he is not the ideal tenant, does not make gross income of more than three times the rent of the home, what kind of concessions would you ask for from a tenant like this. Things such as a cosigner with sufficient income, etc. I am open to ideas, wanted to ask for creative ideas you have used before and what has worked for you before. Thank you and have a good day!

Good afternoon, I have an older home built in the 1950s in phoenix. There was some backup of water that went from the shower and then into the bedroom next door. Have had multiple camera inspections of my pipes, and they show a crack in the cast iron pipe which caused the backup. Was looking for advice on how to repair. Was thinking of going with pipeliner, and googled some companies online. Rather than digging up the pipes and putting in new ones, the pipeliner is where they coat the inside of your pipes with a new pipe lining. Anyone have recommendations for which way to go, pipelining versus digging up the pipes. Digging up the pipes would require tearing up the flooring and tenant also cannot live inside while they do this.  

Therefore was thinking of going with pipeliner. Has anyone had experience with companies in Phoenix, found one called NuFlow  and in particular was looking for anyone who has had experience good or bad with this company. Thank you and have a great day!

i assume it is $1.50 per sq foot for the interior for above posts. 
how about for exterior of the home?  same cost or different? 

what is the best type of paint to use with tenants?  eggshell for interior? or something else?
