You need to take it to your closing agent. Which, if I’m not mistaken, in South Carolina is an attorney.

Pick a way to find properties, talk to sellers, make offers.

You can read about wholesaling forever. There are endless books and articles on the subject. But, the fact of the matter is, no matter how much knowledge you acquire through reading on wholesaling you will 100% find yourself in a situation which you have to be creative and figure out on your own.

So, my tip is to take ACTION!

Post: Direct mail yellow letters

You can do it through Microsoft Word or similar word processor. 

-Use yellow printer paper

-Setup the page background with light blue lines to imitate  a yellow notepad (optional)

-Use mail merge with your excel file of contacts to insert the prospects name at the top, and for the info you’ll print on the envelopes

-Find and download a “handwritten” font to use in your document, or the option I’ve used is go to a site like YourFonts.com and turn your own handwriting into a font 👍🏻

-Setup the printing size in Word for the envelopes you have

If you’re going for the traditional yellow letter you’ll also want to have your font color as red. 

One last thing, don’t start your entire print job on the first try. You’ll have to test print a couple of envelopes and letters to make sure everything comes out as it should. After that, you can print as many as you want at once; but, be keeping an eye on them to make sure they keep printing properly.

I agree with @Ned Carey. If you start now you’ll be so much more ahead by when you’re 18.

When cold calling, you’ll have people they you’ll have to follow up with. If you follow up with those leads, they could turn into deals when you’re 18.

Go on Zillow to find, talk to, and make offers to every for sale by owner in your area.

Good question! I had never really thought about it. It’s a legal question and unless you’re an attorney you’re not supposed give any legal advice.

So, this is not advice coming from me but it’s what I found on a legal website. Here’s the link: https://law.freeadvice.com/general_practice/contract_law/contract_valid.htm

“Is a contract signed by a minor valid?

In all states, the age requirement to sign a contract is 18 years of age. A child under the age of 18 is considered a minor and is unable to sign a contract unless it is for essential items. Essential items include medicines, food, and medical services. Otherwise, the minor child must have a parent or guardian consent to the contract in order for it to be legally binding. “

Hope this helps. I commend you for getting such an early start. Even if you’re not able to get any contracts signed right away, you can have everything ready and hit the ground running in April.
