Hello friends, 

I am looking for legal advice on a potential tenant issue for my single-family rental on the East-side (Sammamish Issaquah area). My tenant refuses to honor the 90-day intent to sell notice which I served them well in advance. I am interested in learning about my rights and options as a landlord to terminate my tenant's lease in preparation for putting my property up for sale. Would appreciate recommendations from this group for attorneys / law firms that specialize in such matters as well as suggestions on what I should / could do if you have personal experience with such matters.

Hello, I am a landlord of a single family home on the East side. Our current tenants are on a month on month lease after their 12 month lease expired in Nov 2023. Two weeks back I sent them a communication about our intent to renew the annual lease at a higher rent that matches the current market rate starting 60 days after the note. I haven’t heard from them despite 2 subsequent reminders. What are my options at this point as a landlord? If I want to terminate the lease what is the legal process for doing so?

Hello Bigger Pockets community, 

I am looking for recommendations for attorneys with experience in Litigation and Receivership and who have a license to practice in Washington state. 

For context, I and a few friends invested in a real estate project where we are limited partners. The project is seller financed; they have a promisory note from the Managing partner to pay them debt servicing every month. The managing partner (operating through his LLC) has stopped servicing the debt starting October 2023, has not paid any utilities, has not refunded the security deposit on terminated leases and has funneled the operating income from this project to his other projects. The seller (who is the most senior debt holder) is considering putting the property in receivership.

If you have any experience dealing with such a situation - I would be grateful if you would be willing to share your experience. If you know of any attorneys who have experience dealing with Real Estate Litigation and Receivership - I would be grateful if you can share referrals.
