@Thomas Rutkowski

I'm of the same mindset regarding whole life insurance and the cash value which can be leveraged and deployed into new RE investments while still maintaining the insurance benefits. Whole life policies can get expensive...

Good Morning, BP!

I hope everyone is remaining safe & heathy during this unfortunate time.

Looking for financial advice regarding a multifamily apartment complex I'm currently renovating which should be nearing completion (including stabilizing the property @ 90% occupancy) in early May. The dilemma I've encountered is the large cash position I currently have in the property, roughly $3mm (acquisition + renovation costs) paired with the looming recession. My concerns are primarily focused on a potential liquidity crisis in the market and lack of funding and willingness from the banks to extend a refinance upon the stabilization of my property. At this moment, I'm wondering if there is a better short-term loan product that will allow me to extract a much equity out of the property/project and upon the dust settling I can look for a longterm loan product.

Any insight or feedback would be greatly appreciated!

Thanks in advance

Hey BP!

Does anyone in the Jax area have insight on Brentwood/N.Springfield neighborhoods multifamily Cap Rates (12 units+)? Very limited transactions over the past 12 months based on my research.

Any help would be greatly appreciated.

Thank you

Hey BP!

Being a new multifamily investor in Florida, I'm interested to know how well multifamily properties held up during the last recession and what I could potentially expect come the next cool down. The majority of my properties are in lower income neighborhoods throughout Northern Florida and are made up of 4 - 12 unit properties.

Any and all insight from knowledgeable FL based investors would be greatly appreciated.

Thank you

@Andrew Postell Do you offer a portfolio loan product? I have a few multifamily properties in Jacksonville which I recently acquired. Thanks

Good Afternoon, BP!

I'm seeking portfolio lenders in the North Florida / Jacksonville area for 44 multifamily units which I recently acquired (all cash) over the past 3 months.

Any recommendations would be greatly appreciated.

Thanks
