Hello Birmingham investors,

I'm a newbie trying to learn my local areas better before I purchase my first investment property, and had questions for Birmingham investors, contractors, PMs and Realtors.  I'd like to eventually own a mix of cash flow and cash flow with appreciation potential properties in B+, B and possibly C neighborhoods.  Based on what I've learned so far, I think the...  

  • Birmingham cash flow with appreciation potential (B and B+) neighborhoods with strong opportunities for investors (loosely ranked) are Pinson, Gardendale, Trussvile, parts of Hoover, Leeds and Crestwood.  
  • The purely cash flow (B- and C) opportunities are Center Point, Roebuck, Hueytown and parts of Hoover.  
  • The areas where I'd love to get lucky for appreciation purposes if I could find a great deal are Vestavia and Homewood (A and B+ areas).  

Is this a reasonable assessment of the Birmingham metro RE investment landscape?  

Also, I would love any advice anyone is willing to share regarding talented and dependable local contractors, buyers agents that work with investors, or property managers.

Would anyone happen to know which TurnKey provider Travis went through?  If that's their typical deal, they do a decent rehab, and they act as the property manager post-sale, it sounds like a solid operation.  Very curious to learn more.

Hi everyone,

I'll have my financing set up within 30 days, and am ready to start searching for my first deal in Birmingham, AL.  I plan to focus on Center Point, Roebuck, Gardendale, Crestwood and Trussville as I understand these are the B and B+ areas, though I certainly wouldn't mind snapping up the rare deal in Vestavia or Homewood.

Would anyone be able to recommend a good buyer's agent experienced working with investors?  I'd like to get on daily email distributions lists of properties.

Great job getting the first deal done, Travis & team!!! How is it going so far? Tenant & property mgmt in place and is the live deal behaving similar to your pro forma (particularly taxes)? Hello everyone! I have a newbie question related to Brandon's BRRRR strategy. If I pay cash for a SFR in Birmingham Alabama, rehab it, and rent it out, will I have to wait several months to let it "season" before I can refi and pull 80% out? In other words, does paying cash for the deal help me get around the seasoning requirement so I can go on to the next, or will I still have to wait some period of time before I can finance the equity out?

Hello everyone!  I'm a long time reader, first time poster.  :)    The wife and I finally paid off our primary home and are ready to buy our first rental property. We've been looking in the Atlanta, GA and Birmingham, AL markets for turnkey opportunities. We've identified a few of Turnkey companies that looked legitimate and where properties looked promising: www.maverickinvestorgroup.com and www.noradarealestate.com in Atlanta and www.spartaninvest.com in Birmingham.  We were disappointed we could only find three that didn't look like scams, but I'm guessing that's mostly because we are new to turnkey real estate investing and that there are probably quite a few additional quality turnkey companies out there. 

We were hoping some of you experienced folks on these forums wouldn't mind sharing your knowledge.  We were curious...

1) Have you had any positive or negative experiences with any of the TurnKey companies listed above?  Are you aware of other reputable turnkeys in either market?

2) Are Atlanta, GA and Birmingham, AL good places for newbie turnkey real estate investors to start?
