@Bob Daniels  My cc's are in my business name, so they don't report to the credit bureau, right now my score is just under 800, and my wife's is over 800. Seems like it doesn't matter that we have a good score. So frustrating.

The credit card thing didn't work for me. Tried buying a tri-plex, used a card with a 18 month 0% interest for down payment, put the money into the bank ($51,500), for two months! Bank would not accept it as legit. Told me that I cannot use borrowed money to borrow more money.

I've spent the last several months reading and studying about every piece of information I can find on how to start the process of getting private investor interest in me and my company. Are there any particular guidelines that need to be followed, and are there any pre-written packets, or something of that nature, that I can present to a potential investor, and any "canned" type presentations that can be tweaked for each potential project? Something that outlines the pros and cons that will be encountered along the way. Something that shows this is a legitimate deal, that I'm not just asking for money. How do I find potential investors, both locally, and possibly out of state? Any help help would be greatly appreciated, and Thank You in advance.

Maybe my point is misunderstood. I have sold property, (when I don't need the money), with seller financing, and the benefit to me was tremendous, I would prefer selling everything that way. What I'm looking for is a worksheet, or something like one of the calculators here on BiggerPockets, that I could sit down with the seller and show them how much money they could potentially put in, and keep in, their pocket. I recently have come across a family that wants to sell their house, and take the capital gains hit, because they don't understand what seller financing can offer. I just need something to back up what I'm trying to explain to them.

Is there a worksheet, or some kind of short article that describe the procedures, and benefits of seller financing that can be shown, and worked through with a seller? I've come across several people wanting to sell various properties, but don't know about it, or think it's pure evil and think I'm the devil just for bringing it up. Actually lost one deal because of asking, seller actually said, "if you don't have any money, why are you wasting my time?" Couldn't explain to him after that, that I had money.  Any help would be greatly appreciated.
