@Michael Schiff do not waive the contingency since this is your first property. Any time a sellers says 'ive already done the repairs or everything is fine' do not trust them. Do your own due diligence and make sure you know what you are getting yourself into.

@Yoni Rios agreed, If COE is a week out they can just wait for the property to close, no? Do not sign the release of EMD

I'd just reiterate what @Michael T. said. Small multis are a good first step due to his listed reasons. Look into the NACA program since they aid in those purchases and can get you into this expensive market.

@Account Closed Congrats on this deal! I ve driven by this place since I live in silver lake. What is the RUBS program? How exactly did it help you with this deal? Being a HCOL city, if there is anything out there to land bigger deals Im all for it. Keep us posted on your progress.

@Lee Ripma there isn’t any duct system and there may be room in the main house but not the duplex. There is room for an ac condenser but not in the duplex area. It’s a B- area now with signs of improving to B+/A. Fancy coffee shops, Yoga, dog cafes, artesian crafts are moving in so that’s a good sign. What would you suggest?

@Wesley Whitehead the problem is systemic to the NACA colony. Most reps I dealt with were under trained over worked and under paid. Most did not understand the full gravity of the home loan and buying process and due to that I had to redo a lot of the work myself since the departments in NACA do not have efficient systems of communication. The key to overcoming it is to just agree to whatever requirement NACA says and keep moving forward. It's a war of attrition and if you are relentless, you will prevail.
