Just this week I saw a local purchase deal close and the buyer used his IRA to purchase it. He put down 30% and this lender-North American Savings Bank-- financed the rest. http://www.iralending.com They are the only ones I've seen that do these non recourse loans that work with ira. I have been looking around at options to use the sdira money with leverage.

Are other similar projects selling for an 8 cap? If so and your repair budget is accurate then the upside seems worth it. Plus u get to keep the cash flow. I like multifamily projects bought for the right numbers.

I have had a few bad smartkey locks but I have over 100 in use. There is a reset tool that I bought on ebay and I watched a youtube video about how to use it. I don't have as many prob as I first did when I was getting extra key copies made. I now buy new 4 key sets from ebay for like $2 for the set. I just use a new set when I need to rekey as I rarely recover all tenant keys. I can't tell you how thankful I am to put these lock in operation.

On common hall doors or laundry doors I use the Schlage lever electronic access locks.

One of my best landlording tips is buying and using kwikset smart key locks. They are about double the cost but are a huge benefit on turnovers or when tenants lose their keys. They allow u to re-key your locks in 30 seconds. Josh

The big buyers in Jacksonville are keeping them and renting them out through a property management company, after fixing them up. I have not seen them re-sell a single property.
