It’s a Foreclosure Auction. So the first lien will still be existing after the buyer purchase it at the Auction? Isn’t the opening bid the the reminder of the loan or what is owed?

Hello BP, I will be attending an auction on Friday. the home has two liens

Lien 1. 506,400

Lien 2. 63,300

the second lien is being Foreclosed on. Now "IF" I happen to be the winning bidder. do i get stuck with the first lien, or do all mortgage liens get cleared at sale?

any feed Back is greatly appreciated

Who wouldn't like cash up front. but that kind of cash is with a motive. @kevin Hunter how much were the repairs and the price you sold it at

I found an agent who analyzes deals for future buyers, has a property management company and has contractors. and an agent. that's all a big plus. I still analyze the leads. but an agent with the investor traits is awsome

some times if the HML loans based on the ARV and at 70%. it can cover the purchase price and the rehab. just be sure to factor in points fees and any other related cost.

great topic. I like to over budget in my rental Calcu. to have room for error. but thats me. just being peroniod about the lead. and if it cash flow's this way. it worth pursuing

Hello every one, I just got from being at work (At Sea). now getting my self ready to start my deal search. getting pre approved looking for leads connecting with the realtor, i need to get a hold of contractors. any advise on real estate right now
