Hello everyone. Im in an investor here in Southern California and would like to get an idea of how to acquire an eviction list for my county. Any given info would be highly appreciated thanks.

I been using property radar for guidance. its the closest thing to personal info for my data base. But once you speak to the owner and are willing to move forward,contact the lender that would be the only accurate info. But now we are back where we started.

Hello everyone. I been doing some research here in Southern California and I finally started putting the pieces together. So I was able to acquire a recent list of preforeclosure homes around my area and I'm trying to figure out the proper procedure to target the right ones. 

I would like to put these homes under contract. But from my understanding if they are in (NOD) there is a certain waiting period before you make an approach like this. There are some homes that have little equity or are 50% of there loan value, some are negative and below water. The hard part understanding is how do you weed out these homes and offer a potential offer. But overall at the end I would like to buy rehab and rent or rehab and flip. So if anybody can give me some advice, I would highly appreciate it! Thanks...

Hello everyone! I'm looking to network and structure my business plan. I deal with variety of people any where from locals, to investors, to foreign clients. Our goal is to buy homes as-is or that have been completely remodeled with-in the last year. The purpose to that some clients want there dream home that are ready to move into. Others want a project that they can fix and flip, and some just want to buy and rent to gain equity and passive income.
