Hello BP,

Besides Real Estate me and a group of friends are in the final process of opening up a group home for the youth.

We are currently seeking for a 4bd/2ba between the border lines of San Diego County and Riverside, CA. Our current budget is 2200 per month since we are in start up phase , but will increase with given time. So if you are able to find us a location I don't care if you do a sandwich lease. Like I explained our current budget is 22 so anything below that will be given as a gratitude bonus. ( Ex: 1800 month rent + 400 as a thank you bonus / month = 2200) So you see my friend, besides emotional value and business aspect, there's potential here! This is perfect for a " Buy & Hold Investor" or a "Landlord" and that's exactly what we are looking for and are willing to negotiate if the terms are right. So whether this is for you or have such friends or client that might be interested please let them know. Below will be a couple statements to help support my cause.

1) A lot of kids were abandoned as a child or taken away by the system due to neglection and child abuse or whatever the scenario might be. But you see, we want to help change that and inspire these kids, you are not alone. There's more to life then just being mad at the world, there's opportunity everyday as long as you believe you will receive! And well that's the reason we took it upon ourselves to build a support system throughout the programs we will provide.

2) As a business man the numbers are definitely there and after intense research we know what's in demand. As the orchestra of the project we have all required licencing required by state to be able to operate. This is guaranteed income that the state pays per kid which is about 7-9k and the ideal ratio is about 6 kids per home, so do the math. But obviously after expenses and other items the net is still high! Not to include donations, grants, sponsors, which are all tax write offs.

I understand there might be concerns for such an operation at a home, but all things will be taken care of. We are responsible of all tenant related issues whether its interior or exterior. All of our associates that are involved in our project are either currently working at a group home or have in the past and understand how it is to successfully operate one. Thanks for the feedback Waylon. What would be the best approach for a situation like this: subject to, or buy below market value. Obiously it would depend on the sellers comfort, but from your experience what would you suggest?

Hello BP. So Im trying to figure out what's needed next. Once receiving the data that I need, how do I know who to campaign to vs sending letters to everyone and causing freight.

I have recently bought a data cd from my county. In it, it is composed as a spreadsheet on excel and broken down by owner, address, value , and delinquencies. How do I weed out the the right from wrong and go from there?

Hello everyone. I see the potenial in this field , so my question is. Once such a list is acquired,  what would be the following steps? How do we weed out the good from the bad and how do we go from there ?
