I was wondering what others are using to determine rent for a given property. I know there are a lot of variables (bedrooms, sq feet, quality, etc.), so anything within a +/- $300 range would be good. My main objective is to do a quick first pass over different properties.

I know of a couple of sources, but the data isn't easy to work through:

  • Craigslist - search for a zipcode, with 0 miles
  • zilpy.com - but they have a limited number of searches

I'd be willing to pay a subscription fee if the data is easy to consume and accurate enough.

Thanks! :)

@Michael S., I've seen the Path to Purchase and have read through their Getting Started downloadable PDF. Will definitely check out P2P again though. Ty!

@Anthony Musacchio, Would definitely be interested in chatting. I've sent you a Colleague Request! Glad to hear I'm not alone!

@David Dawkins I'm also interested in finding an investor friendly realtor in the area. Mind if I send you a PM as well?

I was wondering if anyone had any experience with local banks that do cash-out refinances.

Randy, I'm also interested in finding an investor-friendly agent. I was wondering if I could also reach out.

thanks! :)

Howdy,

My name is Javier Campanini and I'm looking to get started in real estate investing in Jacksonville, Florida. I'm new to real estate investing but have been pouring over books, blogs, podcasts, and this forum for all the information I can get my hands on. I actually stumbled onto the podcast before the forums, and am lucky to have found such a great community and resource!

My short term goals in real estate are acquiring a buy & hold property near the Jacksonville, FL area.

Looking forward to meeting and working with everyone! :)
