I am looking to branch out to upstate NY. I am not familiar with the market and I will not be local. Can anyone share their experience finding property managers, tenants, vacancies, people to maintain the properties? 

This response is a little late, but if f you are still interested. ABQ has a lot of pocket neighborhoods. If you want a and b neighborhoods stay north of i40. Upper east is the best area to invest especially near paseo del Norte. Good contractors are also hard to find around here. I have not had personal experience, but I heard it also hard to find good renters here. 

Can anyone give me any information about the market in Albuquerque? I know there are still a decent amount of foreclosures in this area. What is the range properties in a and b neighborhoods go for? Are there reliable contractors in the area?

I just had tenants move out after a one year lease. For the most part the house is in good condition but there are a few areas that were damaged. Two sliding closet doors are missing, there are holes in the wall that were not appropriately patched and most importantly there are areas on the wooden floor that is damaged. One area is obviously from a fish tank which the lease did not prohibit and the other is a pain or chemical stain which definitely won't come off. How should I appropriately charge for the floor? If I am unable the get the replacement pieces I need is it reasonable to hold the entire deposit?

@Kevin Martin That would be great if you could look at it. Unfortunately, I made the opening about 10 months ago and everything is dry walled over. The house is rented out until March. I was thinking about removing the entire wall once the current tenants move out. I have the plans of the entire house. Its about 25 mbs. Can I send you the file?

Well, I made an opening in the wall. I had built a header just incase. I asked a civil engineer I know and they said they didn't think it is weight bearing. Once I got a copy of the plans for the house it did look weight bearing. I guess I will need a structural engineer to find out.
