I think if we ask the renter to mark the  money as gift when sending it then there is no charge to receive money in Paypal.

Will it be better to request the renter to pay by paypal? Any risk or side effect with paypal?

I asked my tenant to pay the rent by direct deposit thinking that would be something similar to salary direct deposit but the renter told me that his bank needs to deposit a small amount to my bank and then withdraw it. I need to login to my bank and tell him the amount so his bank can later on transfer money to my bank. My question is: the process created a link between the two banks. If they could withdraw money from my bank, then later on, can the renter transfer money from my account to his? How I can know for sure that it is only set up for one way transfer? I gave him a void check to setup the direct deposit but not sure if I have done the right thing. I tested with my own banks and I could login to bank A and successfully transferred money from bank B to bank A. Does that mean the renter could login his account and transfer money from my account to his?

I am trying to understand why we need to collect pet deposit. If the pet made any damage, we can deduct it from security deposit, right? It makes more sense to me to collect non refundable pet fee or pet rent, but I am new, so I would like to hear what I missed from the experts here. I am particularly interested to hear from the experts in SC, how do you charge for pet and how much for each pet?

Do we have to rekey each time after old tenant moved out? or do we suggest the new tenant to do so and they chose not to do so, do we still hold liable if something happens?

Thank you for all the input. Just so you know why I spend 3 hours showing the house. Here is what happened. The couple looked at the house and they liked it very much. While they were looking, her mom called and wanted to see the house too. We have to wait for her mom to come and show her again and they also spend more than 30 min to fill in the application and took another 20 min to find the application fee. I asked $30/each but they could only find $40 at the end.

An applicant visited our house and showed great interest in the house and submitted application onsite but on my way home. I received a text message from her saying they didn't think they would pass the screening process and didn't want to waste their money. They would like to withdraw the application and asked me to mail their application fee back. On the application form, it says, the application fee is non refundable but I have not started the processing process yet. Should I refund her or do I have to refund her? I spent 3 hours with showing the house to her. 

Any input will be appreciated!

To clarify, we have given the tenants 2 set of keys and they returned 1 set to us and keeping the other set so that they could maintain the house to the end of leaser term. Also they agreed to pay the utilities until the end of leaser term or until we find another tenant.

The current lease of the tenant expires the end of October but they moved out at the beginning of October. They did pay October rent in full. We are looking for new tenant now. If I find a tenant before the end of October, do I need to refund the previous tenant's partial rent for Oct? They did give me 30 day advance move out notice.

A property management agent told me the tenant abandoned the house when they moved out. Is that true? What is the condition to say tenant abandoned the house.

I am new as landlord. I appreciate any input from all your expert!
