Hello @Emmanuel Perez,

I am not a seasoned investor, (I only have one rental right now) but I was in a similar position as you are. I started looking into real estate when I was 18, bought my first house at 20. My biggest mistake was moving out of my parents house. At your age, if you still live at home rent free, TAKE ADVANTAGE! I moved out when I bought that house and I am much further behind than I should be.

Other than that, first start building up credit and saving! Listen to the BP Podcast, read books on investing (I started with Robert Kiyosaki books), and read as much of the BP forums as you can. Knowledge and credit building are two big things you can start right now.

Hello all, I am getting back into REI after a couple of years of not focusing on it. I have a primary house and one rental. My biggest setback is my income. I do not make much money and I am trying to find something that I can put a little work into, get it rented, refinance and be able to grow my RE portfolio from there.

My question to all of you is, how do you find deals that work for you? I typically look on the MLS, but I would like to hear about some more creative ways to find a property. It doesn't seem like there are many good deals on the MLS.

Hello all, I am looking to get another rental property in South Jersey (Gloucester and Camden counties, possibly Salem and Cumberland counties as well). I wanted to know if anyone has any advice or good areas they look for when buying a BRRRR. I am looking for something under $125k that I can put a little bit of work into (most likely do it myself) and get my money right back out.

A little background, I only have one rental property and I used to be very interested in real estate a couple years back. A lot has happened in the past couple years and I have not been able to keep up with the market. Right now, I am just doing some research to see what is out there in my area.

@marc Anazco Hey Marc, I did this same thing when I was 20 years old. If I could go back, I would have stayed at my parents house and tried to buy as many rentals as I could. It will get you at a much better start.

Hello BP, I would like to get a HELOC on my rental property in South Jersey. Does anyone have any recommendations? Also, does anyone know if I can get a continuous HELOC that does not need to be reapplied for? My credit union will only let me get a max of 3 years then I would have to reapply.
