Hi Mack, I've found different kinds of liens on the property from zipinsight.com, their Premium report provides lien information like HOA liens, tax liens, other private loans etc, in addition to mortgage information. I've also been able to request original documents of the liens from them in some cases. The information they can provide is the best in the industry, but it could vary from states to states, if there isn't coverage for a particular property it states in the report as well.

Ron, you're absolutely right it's very hard to find out the exact outstanding balance of mortgage. I can only say the report from zipinsight.com gives the best information I can find, usually with origination balance, date, terms etc you can get a pretty good idea of the remaining balance. 

All the other risks you listed are also true, it's one important source for research, certainly it shouldn't be the only source.

I've engaged similar discussions, I was the partner to bring finance, although it didn't work out at the end.

The thing I wanted most as the finance person to make sure the operator/developer has skin in the game, that he will make money or lose money together with me.

I'd love to hear what kind of arrangement you end up with.

It really depends on the area you're in. For the nice areas in Seattle, there usually aren't that much MFH. I choose SFH because of availability, the tenants also tend to be much higher quality. CAP rate these days is pretty dismal, but appreciation has been great.

All my SFHs are pretty close to each other, I don't see a scale limit, but I want to limit to 10 or less because I want to spend my time on other things in life as well.

Try https://www.zipinsight.com/. I'm a happy customer and I would recommend it to anyone for researching everything about a property. Its Premium Report has mortgage balance, lender, terms, dates etc, with all the title history and other lien information.

You can find how much mortgage is still on property, even the original finance record on property, through a professional service provider. I use https://www.zipinsight.com/, their Premium Report has current mortgage as well as past ones, great insight for real estate investing.

@Michinori Kaneko Yeah, if only I can repeat this kind of return a couple more times :-). I don't expect to I can repeat this kind of timing, I also don't know when the next opportunity will come, I think they always come in a slightly different form, so hard to recognize sometimes.
