An out of state BRRR maybe hard because managing a project remotely. I find I visit my project quite often. Like @Russell Brazil stated Baltimore is pretty low cost. Maryland is great for its property diversity in a fairly small geographical area. If you are looking for multi family BRRRs you can definitely find them in Baltimore feel free to PM me if you need any help.

Like everyone else said if the tenant the tenant should pay to have it fixed. Things I have ran into that tenants break are physical like hole in wall ( generally while moving) and clogs. If the dishwasher breaks I pretty much suck it up amd try not to prove it was them. A property manager I use in TX adds a statement to the lease that states the tenant is responsible for the first $50 for a maintenance call. He says that has cut down on frivolous calls. I only have one property he manages and the tenants keep in great condition.

This may not be a popular opinion but my first "mentor" taught ne that your first home is a good candidate for your first investment property. That is what I did and through many properties I still have that one. If you can make a duplex or four plex work even better.

@Ronald D Kidd Dumb questions here but have you check the dampers to ensure that the basement vents are balanced well? If they are then I would go with wired if there are multiples you may have to run a new circuit as baseboard heaters can draw a lot. They also arent very efficient.

@Naphese G. I do renos in Baltimore and I have done a lot of my own work. Mind you in Baltimore you will be limited to doing things like painting, tile, demo, framing, cabinets, etc. Things like electrical, gas fitting, plumbing, and HVAC will require a license. I have found youtube to be great. What kind of things are you looking to learn?

Hello Naphese, 

I highly recommend having your own agent, especially in MD. The seller's agent represents and works for the seller. They owe the seller duties that they do not owe you. While they are required to be honest with you the seller's agent owes it to the seller to get the best price and work for the interest of the seller.  A buyer's agent generally costs you nothing. I never charge my buyers a fee.  Additionally, a buyer's agent can help you along the way and will fight for you if things go south in the transaction.

You can ask directly since you are not an agent. I assume you contacted the seller's agent. Most states, I am aware of, require agents to present every offer. So you can write an offer or get your own agent to write it as seller financing. I am sure you can find an investor-friendly agent on here that will assist in IL.
