 Probate records are public. Once the executor (or whatever its called in virginia) is approved, they start settling the estate. The will is even public record. So you can browse your county records and look at the status of cases. If you're really going after probate leads, just use whatever real estate dialers and software there is out there to get these lists for you and just call them. You are right in that timing is prudent (and of course, the disposition of the house needs to not be in question).
