Real estate license is good to start. It helps you learn about negotiation, writing an offer, evaluation etc... But as you become an investor there are a lot of conflicts that having a license starts to present. Ive been a licensed agent before. I have recently given up my license a couple years ago to avoid any conflicts

I've been looking for a multifamily deal in metro Atlanta for a while. It seems like most are trash and the ones that have a little juice in them need a ton of work. I have a construction company that builds single family homes and I am thinking of just building a couple quad-plexes on a piece of land.  Just looking for a little feed back if anyone has built or bought a new apartment building before or has had one built from the ground up vs. a gut rehab

If I have 100k im looking for leverage i dont want to dump all that into one deal. Im in Atlanta so i prefer to invest near home. But all those markets have deals.
