First time landlord here. Curious what each of you screen a potential tenant for:

Credit

Eviction

Background

Other?

Also interested in recommendations on which services to use for this, and whether you pass the cost along to the applicant each time.

@Rich Somers I like that rationale. I'm justifying it as I'd rather pay the extra money into equity & value (higher priced units) which should appreciate, than into higher HOA that I'll never get back.

@Tyler Gibson any specific communities you think are best to consider? I lived in Dr Phillips for 5 years, but it has been about 7 years since living there and I’m attempting to shop from the north.

Hi everyone. I'm looking at buying a few condo units in the Orlando area to rent as short term rentals. I'm looking at various complexes, and there a few categorieS of Price versus HOA.

1. Price: $260-290k, Monthly HOA: $150

2. Price: $190-220k, Monthly HOA: $300

3. Price: $130-160k, Monthly HOA: $600

Keeping in mind that the units are all renting within $10-20 per night of one another, and the larger HOAs are covering things like water, cable and Internet, I am debating whether I should opt for higher cost of unit with lower HOA, vice versus, or somewhere in the middle.

Those of you who do short term rentals, Which route(s) would you lean toward, and why?

Thanks Steve. This is helpful. I would not want to jeopardize others' reputation. I asked because I know of a few local investors that have gotten licensed solely for these reasons, and was always curious to the Pros/Cons of doing so. Your comments make a lot of sense.

Hi all, relatively new investor here. Wondering about opinions from more seasoned investors on whether you believe getting a real estate license solely for MLS access, listing my own units, identifying pre-market listing opportunities, etc. would be valuable and worth the investment. I would not plan to actually work for others. Thanks in advance!
