I’ve been approached about a creative financing option (Wrap Mortgage). I’m the seller of the property. I’ve dug into a little research but most explanations come from buyers end and not the sellers. Is this beneficial as the seller? 

I'm also wondering if there may be potential for a due on sale clause if flagged, the home was purchased under VA Loan and has a very low interest rate. Not sure I want to share my mortgage info either. Looking for insight from you amazing pros. Thanks

Hello all,

It's been a long time since posting as I've been undergoing the learning phases of being a landlord for a few years with a recently sold MF investment property I owned in Norfolk, VA. I'm looking to leverage those proceeds into a bigger scale investment with CRE. I'm considering out of state this time and/or local and am just curious as to who may be out there looking for an integrity partner in their next deal? Definitely in a position to learn the CRE side of things and see how we could build a positive and lasting partnership/friendship.

Question for the forum: Is it possible to use a VA Loan to buy a wholesale property and fox and flip later to rent out?

If a home is listed with a real estate agent, does that necessarily mean it can't be wholesaled? Can you still reach out to the owner and potentially wholesale it or would they be looking for market value only? Even though its listed can you still put it under contract?

Trying to get this right. You and seller sign agreement, you and buyer sign EDM and purchase agreement, then sent to title company all together?

Before I get started into real estate, I'd like to know what I'm getting myself into. As of right now and until I'm able to make money wholesaling, I'll be a sole proprietor. At what point do I or should I consider registering as an LLC? Then when I'm registered as an LLC, I'm told to file under Schedule C. So the question is: how do I pay taxes on both sole proprietor and as an LLC? I hope that makes sense.
