Dang, I've come a long way since I wrote this.  I am now a Self-Storage owner/operator/syndicator and have developed my own syndication deal analyzer tool which I sell on my smart storage group site.

So, far we've increased the NOI by approximal $2000/month in 3 months!

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Just lenders and the broker on the seller side.

What underwriting tool are you using in the acquisition of Self Storage properties? 

Currently, I am using Real Estate Financial Modeling V6.1 tool. Anyone else using this tool?

Hi all, Is RUBS legal in California? Also, if the tenets already pay for their own electric and gas can you use RUBS (if leagal) for water and sewer?

Hi all,

I have a group of investors interested in multifamily properties in and around the Sacramento area.  We are focused on 10 - 30 unit buildings in the B and C class and from 80k - 125k per door range.  

Does any one know a good listing broker in the Sacramento Area?

First off welcome! Multi-family investing is the way to go. Forget SFH's. St.Louis NO. Cleveland NO. They are affordable for a reason!!

Columbus, OH YES! Increasing population and increasing job growth = appreciation and rental income growth.
