Just caught this old thread so much great info. I’ve become obsessed with this class of investment

Does anybody know a good site to browse listings of properties for sale. LoopNet is okay but is there something better out there ?

Thanks again for dropping so much knowledge in here everybody!

I just became interested in this asset class and if you are looking for properties in TX, this may help. https://hopebrothers.com/prope...

Post: Double zoned property?

One property I found is 'double zoned', according to my agent. I searched this term in BP and Google but was not able to find any clear answer. Does it mean that I can use the property on the land as either commercial or residential? Is this the same with 'mixed-use'?

Also, what is the best way to find the tru zone info of a property?

Thanks!

Saw a SFH with 87 windows.

That would be a hard pass from me!

My family restored a 1912 4 square with 42 windows and I thought that was a ton!

This maybe a dumb question but I wonder why the having many windows matter?

Hi all, I am new to BRRRR. Do you think this is OK deal or not?

PP: 150k.
rehab estimate; 40-50k

ARV: 230-250k

Rent potential: 1700 per month

DFW is a hot market and hard to find good deal.
If total cash in (purchasing and rehab) is 200k, with ARV 240k, I think I can refi 180k (75%) after regab. I will end up leaving 20k.

I think this property also has some appreciation potential as well and want to hold it.
What do you think?

@Ryan Moyer what do you mean by your comment? I am new to STR and just curious what you mean.

Quote from @Drew Harris:

Hey Bruce,

Thanks for the info.  My property is unique(unusual) too.  I have almost an acre and my detached garage/workshop is about 100 feet away from the main house.  It has separate power (zoned commercial) and the rate I pay is cheaper than the main house. I have plenty of room for parking.  I will go to the city directly I think that is great advice.  I should have my plans from my designer soon and I will show them the plans.

The ADU's you seen in Arlington was it a client of yours? Did you sell or rent the home for them?

@Bruce Lynn

Hi @Drew Harris, I am curious what decision you made. I am in the same situation.

Post: Evaluating Rehab Cost

Quote from @Andrew Bang:

I have a simple model I use to get a general rehab estimate:

Houses built before 1959 = $40/sqft

Houses built from 1960-1979 = $35/sqft

Houses built from 1980-1999 = $30/sqft

Houses built 2000 and after = $25/sqft

example, full cosmetic rehab for a 1800sqft houses built in 2004 would be $45,000.   If it was built in 1925, then $72,000.

@Andrew Bang, I am new to rehab and thanks for sharing this. Just curious if the $/sqft you shared is based on recent data? Just curious if recent high inflation is reflected in your estimate or not.

You can put 3.5% down with FHA loan. Please DM me if you are looking for a reliable lender.

Hi,

I am a new investor in Fort Worth TX. I learned about BRRRR and would like to try it. However, there seems no property that I can buy below market value to make the BRRRR to work.

I don't want to buy a turn key property and end up leaving huge amount of capital in the property. If I buy turn key property, I wont have much capital left for next investment. Also, I have not seen any property that would cash flow with turn key in DFW. I have been listening BP podcast for the past one year and it seems even the experienced investors are struggling to find good deals in this market. I only lived in DFW area in US and prefer to invest in DFW since I am more familiar with this area than others.

I would like to keep investing by pulling my capital back after closing next deal (not sure what the next deal is going to be). I would appreciate any advice.

@Sameer Bhalesha Thanks for sharing your thought. City-Data Map seems useful. I have been looking for SFH properties that meet 1% rule in DFW area but I dont think it exist (especially turn key) in this market.
