good point @V.G Jason. I have done house hacking once. It is definitely not easy when you have a family.

@Andy Webb thanks. I checked Investmark Mortgage website. Is DSCR considered a Hard Money? How is its interest rate compares to 30 year fixed loan in general?

HI,
I have a house in DFW with no mortgage (free and clean) and rented to a tenant $4000/month. It is a mid-term rental and the current lease contract is for 4 months (while the tenants fix their own house) but can be extended.

House market value is about $450k and there is no mortgage now (free and clear). I want to cash-out $300k. I contacted a lender and they cannot do it since they want at least one year lease contract. 

To pull cash out of the investment home, what would be the best for me? FYI, I have credit score 750+.

Is it OK to apply the second coat of oil stain a few weeks after (in case the contractor says he is busy) the first coat? I read somewhere that the second coat may peel off.

Hi all, 

I had old unstained wood fence. I hired a company to power wash and stain (using oil based stain). They did it on a sunny day. But, after about 10 hours after the work, it rained a lot. 

I see many spots that appears that the stain got washed away. What would you recommend? Should I apply another coat of stain?

Thanks for you comment/advice all. 

I reached out a water damage restoration company (ServPro) that night and they came to the site the next day. After I signed the contract to get their service, they immediately brought dehumidifiers and started drying. If anyone has the same/similar issue, I would recommend considering this company. Very professional and great communication. 

It is a great lesson for me. I will always check if the contractor has insurance or not, especially plumbers.
