Hi All -
How do you determine an accurate mao when the market area's homes are selling on average 15% (Denver) higher than ask price?? Homes are being snatched up at a crazy pace. On market deals. I feel like I should just focus on distressed, absentee, foreclosure, etc... and not worry about it. Thoughts??

I'm SuperNoob and defining my processes.  I think I have an acquisition worth pursuing (i have not called seller yet).  Could someone provide a quick review with me and make sure I'm looking at things correctly?  It's from a training aspect.

Thank you for the replies.  I've learned lots from original post to now.  My current focus is Wholesaling.  I believe this is a logical first step.  I need money fast and this will expose me to the process of finding, analyzing, offering deals, etc...
I'm currently following info from Jerry Norton, ConnectedInvestor, Jamil Danji and few yahoos on tiktok.  Now I'm practicing finding and analyzing deals from on/off market.  The above mentors plus BP can put in touch with buyers; i'm fairly certain.  I'll iron out a process to get started and start making some calls.
Does that all sound like a decent starting point?

Hello Everyone.  Two quick questions...
1- Is a license required to wholesale in Denver, Colorado?
2- Where else (state/county) would I check to find the answer to this licensing question? In case I want to check other states.

(Disclaimer) I'm embarrassed at how noob I am; please forgive me.  I'm interested in the concept of Multi-Family investing.  I've seen a course by Jullien Gordon - MultiFamily Masterplan and this concept is interesting to me.  Has anyone heard of this program OR know of a better method for learning about this and getting involved?

I'm interested in knowing more about "flipping notes".  Any advice?  I just saw a webinar that sold some great hype.  Easy peasy... Finds Note Sellers, broker referral fee, find Note sellers ( in they're vast network of note sellers ).

I know it's dumb.  let's just chalk it up to part of research, knowledge, etc...

Is this a profitable aspect of real estate investing?  What would be the best way to get started?

I've used weebly.com and jigsy.com in the past.  They are free.  They are nice drag-drop site creators or landing page, forms, etc...  You don't have to have a domain name.  You'd get your own link eg. http://Kathy.weebly.com and you can point it or connect to it however you like.

Howdy folks - I'm a IT (information technology) veteran tired of being laid off.  I've been swirling with all of the R.E. courses, info, scams, etc... but really want to get involved hence my joining this site.  I've been looking at the *************, Capital Rehab, Than Miller (Flip this House tv show), tax liens, etc...  

What is the best course, course of action, etc...  I need to learn, got no money and am ready to get started.
