@Ben Leybovich Congratulations on your wife fully retiring. And welcome to Arizona!! This place has so much to offer. Besides being hot a few months out of the year, I love this place and thats coming from someone who was born and raised in Southern California. If you choose to live in the Phoenix Metro area, you're an hour outside of Prescott (cooler weather), only 5-6 hours from the beach (Cali), and not to mention all the amazing restaurants there are scattered through out the valley. 

Anyway I wish you safe travels as you move. I'm an agent here in AZ so hopefully our paths will cross at some point.

Welcome to Bigger Pockets man, it by far the best way to get educated and add to the education you already have. Us Arizona people need to stick together, we have Phoenix meet ups every couple months so you should definitely come out the next time we have one. I'm pretty new to the investing part of Real Estate for myself, but I am an Investor friendly Real Estate Agent so if you have questions I would be happy to help.

The city could absolutely make you tear it down. If you ever wanted to add anything else to the building and you tried to get it permitted they could even make you tear out the Un-permitted at that point too. Check into that stuff before you actually buy it and it becomes your problem.
