I usually see a decent amount of vacant homes from my daily commute and during my bike cycling workouts. Is there anyone that will be interested in my finds and will pay a fair amount considering I'm trying to raise capital for myself to start doing REI. If interested please let me know I'm a boots on ground type of guy that will go where needed in the NYC area.
Thank You.

Making $11k with no money in the deal except for my marketing costs. Closing tomorrow! No home run but a solid first solo deal.
Was this sort of like a bird dogging deal, where you didn't need to do anything but find it and tell the buyer about it?

Good Morning, for anyone reading this now.
My question on top of the one already posted Is, do you think Bird Dogging can help build relationships and provide the funding for closing my first deal?. I personally don't feel all too comfortable Bird Dogging cause they usually will leave you out the deal when it's all set and done, happened to me many times in the past. What I will love to do is some fix & flips instead of that to start securing those large funds for my REI, unfortunately I'm a poor college student haha. Is there anything i can do in the real estate community for someone that can bring in the proper funds to land my first deal. I tried HML, they wont lend to me apparently i need at least 3 properties under my belt. Any advice?

Good Morning, for anyone reading this now.
I always seem to have this question of how in the world can i get enough money when i have no money to start REI. Do you think Bird Dogging can help build relationships and provide the funding for closing my first deal?. I personally don't feel all too comfortable Bird Dogging cause they usually will leave you out the deal when it's all set and done, happened to me many times in the past. What I will love to do is some fix & flips instead of that to start securing those large funds for my REI, unfortunately I'm a poor college student working part time on campus haha. Is there anything i can do in the real estate community for someone that can bring in the proper funds to land my first deal. I tried HML, they wont lend to me apparently i need at least 3 properties under my belt. Even if i can shadow someone on there current projects will be a great learning experience for me as well. What can i do for anyone to secure a feasible amount of money to get the ball rolling??

I will love to go over the property with a private lender or someone familiar with the NJ area.
a small description of the home:
$20,000
SFH
small fire damage in the front, sold as is by owner
my rough guess on the ARV comparing the other homes next door can be $111,000
with $15,000 on repairs my rough estimate as well.
Hey, does this imply for a first timer wanting to purchase a fix & flip?

How were you dressed? Breaks my heart to hear NYC isnt all inclusive like it should be.
I was dressed very casual & formal... Most of the people came in very expensive suits, felt like I was at a car dealership haha.
