I’ve used Bay Area Home Inspections when I refinanced my house. They were great. I don’t know about the tagging along part. But I walked with them to each room so it didn’t seem like it was a problem.

@Jessica Brennan talk to the brother. Find out what he wants and Make a deal. Maybe you can work it out for him to live there and him pay you rent?

@Jacky Hung I have hippo on my primary resident here in Concord. I’ve made one claim and it was easier than I thought. It was a broken sewer line under the slab foundation. Had someone out here to fix it ASAP and was able to get new flooring padded in as well. My rate didn’t go up and this was last year.

@Waleep Alvi where are they moving from? What is their profession? Are they an “essential” worker when they are employed?

I remember seeing new laws? Not sure if it’s like California where the tenants have more rights after living in the unit 30/90 days?

I wouldn’t risk it but maybe add a premium? 3 months plus deposit that is not refundable if they vacate in less than a year?

@Bob Stevens if I loose a tenant the linoleum floors need to be replaced. But that was the only other “big” thing that needed to be done. I told the tenants if they want that done they could do it and I’d pay for materials.

@Diana Costta thanks. On the listing I didn’t see anything about the metered. Just said tenants paid all utilities. But I got a great deal I’m just gonna drop it. I already bought the property so I doubt there is anything they can really do.

@Kyle Curtin I’m straight up. I ask them what’s up, usually no pics in my experience has always been a portfolio from someone out of state wanting to offload. Each realtor I’ve asked has been straight up and gone and taken pics for me. But I did have to show proof of funds first
