I’m looking at some potential rehab and hold investment properties in the Pittsburgh area. I have a contractor or 2 that I have used on my personal residence in the past. However, I am looking at taking on a large rehab project 2-4 full units. I wanted to see if there were any solid recommendations that the community would recommend?

Projects would include as much as full rehabs of units. Full new kitchens, baths, updating electrical boxes etc.

I’m going to discuss with my agent. I know getting leases is part of the due diligence requirements of the offer she is compiling. I will ensure something along these lines is included as well.

Looking at a number of small multi unit deals that all come with some or all units rented. While I know there’s a plus to this, I also know it comes with hidden issues as well. 

Want to inform myself on best practices and pitfalls to avoid surrounding property / tenant takeover.

Thanks for the input Amy! I agree, listing prices are crazy in many cases.  The new proposed brewery in town is an intriguing start to potential revitalization

Most likely multi family. And buy & hold OR BRRR

Thanks David. I definitely have struggled to gain good information from local records myself. Makes it tough to accurately assess value beyond cash flow and condition.

Looking at investment options outside Pittsburgh. Westmoreland County: such as Greensburg, Irwin etc

Should Jeanette be on my radar? I read positives on their attempts to revitalize, but not sure how real all the talk is.
