We have a group of investors who are considering a short term rental in Kill Devil Hill, North Carolina and we're looking to start networking with property management companies in the area.

Appreciate the responses on this. I sort of figured what the answer was, but I love being able to get on here and ask the experts. Great resource and great community.

My advice is to not mix charity with business. If you want to give these people money, do it through an organization, so you can claim charitable deduction. The other option is give them money with no expectation of deduction or benefit.

We have been contacted by a priest who is working with a family that is in desperate need of a place to live. If we give them a huge reduction in rent from the amount we would charge, is that tax deductible as a charitable contribution? If not, if we charge them the full amount and then give them some money each month to help make the payment does that change things or is it the same thing? Trying to balance running our business with helping folks out.

We purchased 15 properties this year. Mix of multi family and a few single families that we rent out per head to college students. A few are part of partnership deals that we did with other investors in town. The coolest thing for us was progressing at our forecasted pace for the year. Shows the power of goal setting and planning. And I agree with others on here; stick to the numbers and only buy what makes sense.

@Michael Orlando my partners and I are looking to do something similar in our hometown of Tiffin. We’re very early in the process, but we’d love to connect sometime to learn more. Our development is also in an opportunity zone so we’ve got an added dimension that we’re trying to sort through.

We started with a template that we found online and we have been editing it and modifying it based on other contracts that we have received over the years from realtors or other sellers.

@Steve Morris I really appreciate that advice. The project would be taking an old mobile home park and converting it in a tiny house community. We’d love to give our tenants an easy path to home ownership and housing right now in our small town is a huge problem. Lot of benefits to the community, but making it work financially is a much bigger problem.
