It's fine as long as you do your homework and set realistic expectations -- What's the market like? What kind of jobs are in that area? Any population growth? Neighborhood (A,B,C,D)? These are some of the many things to consider.

I think at the end of the day it's all about the systems you have in place i.e. solid property management, solid customer (tenant), and solid CEO (YOU!)

Pittsburgh, Indianapolis, Cleveland, Memphis, and North Carolina. Just make sure you have all the right systems in place i.e. good property manager, good quality tenant, and solid market.

You can still collect rent from tenant but the city will give you 90 days to fix the issues before they can issuer certificate of occupancy. Usually the seller must fix the issues unless buyer assumed full responsibility. Where in Euclid did you buy?
