MOST of ALL of the paperwork involving this lease is in order. I have everything from the begenning of the lease. I can back it up with ALL TEXTS, and phone recordings, (I record ALL my calls) that were communicated between the tennit and I, as well as with the calls to the Police. I really need help sitting down and figuring out what is legal for me to charge on back pay, than proceeding with the eviction. So if anyone is near willmar that can help, and will meet me, I would appreciate it alot. I dony have any money, but im willing to work something out if needed. 

I really need sone help.

(I also hope that I am not breaking any rules of this website by asking for help. I do apperciate ALL advice and help from everyone who has taking the time to respond to me. If I am crossing any lines, please point it out to me and it will not happen again. I do apologize in advance).

Thank you all, the advice does help.

I did give them an eviction notice through certified mail to which she signed for and recieved. We discuesed it through texts. But it did take het over two weeks to respond to me. Second.. Her lease was over aaround the same time I sent the eviction noticed. Third.. After she finally responded to me, We wrote out a short statement staitng that if the rent is missed again thaen she will be evicetd immeadiatly. To which she signed. That was about two months ago.

On friday 12-31-18 they did pay 500 cash, but that is only half of what was due last month. And rent is due again. 

Im lostr in all of this. Is there anyone local or around the Willmar mn area that can sit down and help me? I am disabled and dont drive. This sucks. 

I have never intended to be in the rental/londlord position. But renting out the house was the only option from forclousre. 

I would like to move back in to the property or possabily sell.

Now, prior to my accident, I was a full time student at Ridgewater. I became friends with the person who runs the college minestry. This person knows many of the students. He knows who is looking for housing. 

So if I were to continue renting the house, I would lean twards renting only to students.

But at this point, I need these renters out. I need help figuring out whats due, current and past.

I could really use a little help here, before I unknowling make mistakes.

(because the renters were soo far behind, a modified payment schedual was made so she pays 500 on every payday. If that explains anything)

So, since they just paid me 500 cash today (12-1-18) for the period of 11- 2 through 11-15 which was due on 11-16.. and they are just paying me now, but still owe me 500 for the period of 11-16 to 11-30 which is still unpaid, how do I calculate their late fees?

Hi I am Brand new to this. After a bad car accident I was forced to rent out the house that I have owned for 9 years.  I had given power of attorney to my sister, She is the one rented out the house. In the lease it is stated that that the late fee will be $25 a day. However the renters pointed out that 8% is maximum in MN. The renters have been there for over a year and are constantly  late between 14 days and up to 40 or 50 days late!!! I just assumed control of the property. My sister kept EXTREMELY DETAILED records. She has kept a total of all days late or missed. I will end up in small claims court with these people for various reasons. Can I still collect the back late payments? Todays date is 12-1-18 and they just paid me 500 for the month of November and still owe the other half. Because they have always been behind my sister has put them on a modified payment schedual where they pat every two weeks. What is the maximum I can charge and how do I calculate it? All I am finding online is the 8%. So what can I charge a day, and up to what amount? What about all the daily late fees for the past year?
