Its all about your team man. I have 20 years in the military and about to retire next year and start real estate investing in FL next year. (Doing lots of reading right now). The only thing I am certain I will miss is the few teams I was a part of that made me better and made me want to go into work. Its rare but sounds like you have one, stick with them. Good luck.

@Ryan Herting thank you for the response. So, it seems to be a form of a VA loan, trying to see if any one used it and got approved for seripus renovations, and what they were. Almost seems like i can find a home, ise this va renovation loan like a brrr method and house hack it for year.

@Bob Okenwa I think if the prices don't come down, the U.S. is going to have to raise rents as a whole dramatically. I have been running numbers on multi-family homes off MLS and the normal online house hunting websites for months and not seen anything with any kind of investment positive cash flow. You may save a little money monthly if you house hack it but as soon as you move out, its a lot of negitive monthly cash flow. As far as investing in rentals wise, something is going to have to even out.

@Corey Frank im confused, the report days iy cost 100k, loan amount is 80k but he needs 60k?

I havr run a lot of reports and the rental estimate link here on BP always seems off or the number from min to high is to big of a gap to be able to use for running numbers.
