Thanks @Rachel Fazio for the info, and @Randy Thomason for the clarification.  so at this point, what is the best move to take specifically? Your suggestion of "tell them everything you think is wrong with the bill" is a great one, but I just don't know what that is.  Going through bills like this is definitely not my forte.  Is there a way someone can dissect the bill and give suggestions on what to tell our legislatures?

Anyone in Arkansas know anything about the House bill HB 1410 that is being voted on soon?  I'm in Little Rock and wondering what kind of effect it might have on my rental properties?

Every area has cash flowing properties, and money pits.  I have just evaluated every deal on a case by case basis, and if it cash flows then I pursue it.  That being said, there are a lot of new apartments and higher end homes west of 430, so I don't think the rental market is strong there.  I personally don't search that area at all, but stay east of 430.

2 months ago I purchased a 2br/1ba house for 38k that is in good shape and the best house on the block.  No tenant yet for whatever reason, but I received a letter yesterday from a company saying "I was browing through a property management website and ran across your unoccupied property....would you be open to one of the following options?

1. all cash purchase of $42,411 and they pay closing

2. purchase price of $51,499, they pay closing, $3600 cash to me at closing, and I finance to the buyer at 9% over 10 years

3. purchase price of $60,588, they pay closing, $3000 cash to me at closing, and balance to be paid in 150 equal monthly payments.

Is this a common occurrence to get letters like these?  I'm relatively new to real estate and haven't come across this yet as my other properties had a tenant upon purchase.  Would appreciate insight from the community.  Thanks!

I'm currently using Goss and they have been really helpful so far.  Chuck Goss is your initial contact and does the intake and inspection on new properties.  He's very helpful and quick to respond.  They don't charge markups on maintenance and no hidden fees so far.
