This is the exact way I was thinking about it. What is the max LTV you would consider for a HELOC?

I am shopping for a HELOC. I have found 2 lenders that will give up to 100% LTV. Every other lender is 80-90%. Has anybody been able to get one of these? Is there any more risk with 100% vs 80-90%?

How do you comp 2 bedroom houses when all of the surrounding are 3 bedroom? Do you just go off of the square footage or is there a different way to do it?

I am looking to take out a 401k loan and use that money as a down payment for a hard money loan. Has anybody done this? Pros and cons and things to look for when doing this?
