Start by looking at your markets historical volatility. Are you in an area that makes significant cycles, or stays rather stable throughout market cycles? Here in California our housing markets can swing wildly from boom to bust and back again. Other areas like Texas will remain slightly above horizontal regardless of the ebb and flo. Most California investors are short terming their investments (wholesale or flips) right now with very strict standards, and waiting for a correction. If your area is a steady cycler than cash flow is king.

Well that just shot my plans all to hell. Thank you for the response though. Gotta love BP and the access to knowledge you can get so quickly and clearly. I'm not ready to leave the company I work for so any suggestions for securing the 401K before the market has its way with it? Cashing out is going to be just as bad.

I'm a big believer that there is a significant stock market correction coming in the next year or two, as well as a local California real estate market correction. I currently have a 401k from my 9-5 job with 50K in it that I think is going to get hit hard in the market correction. Does anyone have a recommendation on Self Directed 401k's or IRA's for the purpose of real estate investing? My goal is to flip homes in the very short term, build cash, then purchase 4-plexes during the real estate market correction as long term holds. I've read in the forums about using the SDIRA's for notes, but that is way out of my wheelhouse. I've been a General Contractor for years, and my wife is a Realtor so we know our market and what it takes to do the work.

Ok here's the math. 1555sf SFH 3/2 with detached alley access garage in the Central Valley. Sellers just want to walk away and taking $275K with a current market analysis that I trust of 359K. I've budgeted 20K in repairs and upgrades, plus 9K in closing costs and fees. Holding costs of 5K and a rehab time of 60 days. Wife is a realtor so only 2.5% to buyers agent on the resale end. What am I missing? Not an huge, get rich quick payday, but still profitable?

Hello Kellee. I recently attended my first REIA in Sacramento last month and plan to continue to attend it, however, I'd like to attend one here locally as well. I'm in Ripon so we are practically neighbors. What I'm really looking for is a group, large or small, that wants to focus objectively at the current market, data and opportunities. I have complied a lot of data, charts, and local research, but don't know with any kind of certainty what to be expecting.
