Yea, I've been rate shopping and no one is coming close. I can even do a cash out getting me up to 70% LTV for only 3.375%

@Lope Encarnacion any suggestions on places to look for foreclosures? Have you found good prices on condos or are you mainly in the lot and house market?

As someone who is use to the American market where I can get a loan at about 3% fixed for 30 years its hard for me to justify the loan carrying cost here. Mortgage rates of 6%-7% are fixed for 3-5 years here and the "normal" loan terms are 10-15 years which makes it hard to find cash flowing without putting a large amount down.

@Lope Encarnacion where have you found good cash flowing properties? Granted I haven’t looked very hard because as a foreigner my only options are condos. After the association dues, high loan interest rates and short payment terms nothing seems to be cash flowing. Is there something I am missing about this market?

Is there a good place to find interest rates for investment properties? Everything published online seems to be for primary residence. I have a property I am looking to refinance that is about 50% loan to value that I am getting quoted 3.125% 30 year fixed with no points, in Osceola County FL. I think this is a great deal but is there a quick way to check without calling all the lenders?

The Philippines is an interesting market, the loan terms and what not are very different from the US market. I live in the Philippines but mostly invest in the US market. I haven’t found a lot of good cash flowing properties here in Manila. It’s a big appreciation play here. Manila is one of the fasting appreciating major market in the world the last 5 years but the past isn’t a sign of the future.

This property is in Osceola county. I didn’t find an e-closing but mid Florida credit union got me a great rate 3.125% on a 30 year refinance

I am looking to refinance a property in Florida but I am based overseas and the Embassy is currently not taking appointments for notary services due to COVID, given the situation here I don't expect that to change in the near future. Does anyone know of any lender that that supports this?

I’m getting a little a head of myself as I’m not even sure if this a deal yet.

If an off market deal does pan out how do I put the deal together? I’ve only ever used a realtor before. Do I just need to find a lawyer and or title company? Do I need both or are they normally done by one or the other.

@Ehsan Rishat Thanks for the info yes I have heard it takes multiple touches on the same list to get a deal closed. In your experience how big of a list should I send to if I am only looking to generate 1 deal? I am starting out and only looking to close 1 deal for now. I don't want to blast a list too large and get multiple leads I can't close or a list too small I can't get a single lead.
