Is anyone using this program to market their apartments? If so, how are the results?

Also, please share the cost of the program as I'm having a difficult time getting that information.

Thanks,

Jason

Eric,

I'm in North County if you want to meet up. If I can't help you, I'm sure I could point you in the right direction.

It depends on your definition of affordability and where in Encinitas you want to live.  A couple years ago I was looking at a property in Encinitas Highlands that would have been in the low 700s. Off market property. Now, the seller would be asking 1.1-1.2M...and might get it. While the chance of me getting that same house for low 700s is probably all but gone, I do believe there will be a correction of some sort, but nothing like we saw in 2008. Maybe 10%? Who knows. I don't know. I know nothing.

It would be tough to make sense of the numbers doing that in Encinitas. Mortgage payments for a property costing $700K would be around $3K. Factor in property taxes and you are looking at negative cash flow.

I love Encinitas/Leucadia as I'm also looking for a property to buy as a primary there, but prices are crazy right now. Unless I find a deal, I'll wait a couple years for a price adjustment.

Then why didn't you lower your price or walk away?

You say you have a signed contract, but have you opened escrow yet?

What does your contract say about when you will close? How many days?

I recently bought a list from them using %equity (100%-100%) in the property criteria and decided to check the tax records of each one. The list only had 77 properties and as Sharon mentioned most of them were purchased recently...last year. So, I ended up with 17 addresses I'm going to mail to.

Listsource has been slow for me as well. Each time I select a different criteria it takes about 30 seconds to add. Same for when you go to delete criteria.

When I have called and had questions they have been helpful. I suggest calling, telling them about the missing data and request another list.
