Hi, I am looking for some advice from the Philadelphia investors. I have a triplex in Roxborough - 2 units are furnished and rented on airbnb, the other unit is rented on long term basis. The gross monthly rent is approx $4k. I own the property in my name and would like to refinance or sell a piece of the property to pay off some short term debt. I haven't found any investor friendly banks. Does anyone have any suggestions?

I currently own a property in Roxborough, Philadelphia. It is a triplex that was rehabbed in '13 and has great cash flow. More importantly, it is a corner lot property on a well traveled road. It sits next to a very nice bank and I believe my lot makes for a very nice development opportunity. However, i am not sure how to market the property. A large down payment may create cash flow, but that doesnt make it a good deal. You need to look at the return on your invested capital. You should earn a decent return on your 3% down. And don't forget the costs of buying the property - closing costs and the future commissions associated with selling. This sounds like a bad deal.
